- What we do.
- We partner with clients in design and
construction.
- We provide Owner with single point of
responsibility for electrical systems.
- Eliminates issues and arguments associated with
construction problems that are design related.
- No cost changes to Owner unless Owner
authorized scope changes.
- Protection from liability from both the
engineering and construction side. Design/Build entity has
responsibility for in house engineering, coordination and
construction problems.
- Reduce client's management and administrative
burden by providing a coordinating entity to resolve issues
whether they are design or construction related.
- Reduction in total project delivery time.
- Reducing the extent of construction documentation.
- Collaborative decision making.
- We have the ability to price concept ideas prior
to engineering them. This saves both the client and contractor
money.
- Reducing schedule delays.
- Expediting of major materials.
- Ability to order equipment up front.
- Expediting of Owner changes.
- Reduction in total project costs.
- Inventive design solutions.
- Reduction in client project management stress.
- Reduction in claims.
- We have never been involved with a claim on any
project - ever.
- Proven track record.
- Experienced internal management structure.
- We have successfully completed over 100 projects
with The Rouse Company, Prime Retail, The Mills Corporation, Federal
Realty Investment Trust and others.
- Coordinate/negotiate with Utility Companies.
- Ascertain type of power required, and available
and study ramifications of electrical power deregulation. Determine
pay back period if Owner were to purchase primary power.
How we do it
- Become involved with the project at it's initial
stage and provide the following:
- Initial concept design.
- Initial concept pricing.
- Schematic level design.
- Schematic level pricing.
- Design development design.
- Design development pricing.
- Construction document design.
- Construction document pricing.
|
|
|
Normally concept level pricing is developed prior to having a
set of biddable conceptual drawings. We will continually revise
and update our budgets through each stage. |
|
|
Construction
- We bid all electrical subcontractors and material
items out to at least 3 bidders. We would select the lowest
responsible bidder in every case.
- All major material(s) items would be purchased by
B&R.
- Electrical Subcontractor(s) will be supervised by
B&R.
|
|
| We
will schedule, manpower load and monitor all activities on the
project. |
|
|
Fee
|
|
| Our
fee for construction is negotiable. |
|
|
Contract Type.
|
|
| We are
used to working on a lump sum, GMP or cost plus basis with all
cost savings going to the Owner. |
|
|
We act at all times as though we are the Owner's
representative and work to protect the Owner from:
- Excessive number of Change Orders.
- Dollar value of Change Orders.
- Setting up the job to handle additional and
future elements if necessary - examples: Building spaces into
panels, spare points into lighting panels, additional modules into
Energy Management System, zoning into Fire Alarm System, space
capacity into Sound Systems
Initial cost or design minimized and more
importantly costs of re-energizing items during value engineering
phase are significantly reduced due to "short circuiting" design -
price out cycle for Owner providing timely accurate cost
implications of proposed alternatives.
